Job Description

Junior Residential Property Manager
Property Management, Permanent, Central London, to £35,000

Our client, a well-established and growing Property Management Company based in Central London requires a Property Administrator to start asap. This is a great career step working within a very friendly and successful team.

The main duties of the Junior Property Manager role are:

Management of a small portfolio of block management properties
Dealing with Clients, Landlords, lettings agents & onsite staff
Dealing with resident enquiries, requests and complaints, plus general problem solving – via telephone/e-mail/letter
Instructing and liaising with contractors/suppliers and following up on works (Attending on site to meet contractors when required)
Raising Purchase Order numbers for invoices to enable the Accounts department to process invoices for payment
Upkeep of insurance claims spreadsheet and management of insurance claims process
Logging new claims, submitting quotations and invoices to insurers, allocating reimbursement cheques to correct claims and closing claims
Perusing leases to ensure leaseholders are complying with their leases
Issuing keys, maintaining a key log and arranging for key-cutting
Inspecting properties, keeping records and reporting on a regular basis
Ensuring all porter and concierge staff at managed buildings are carrying out their duties and are presented appropriately
Recording all leave, holiday, sickness and overtime of all porter staff and arrange cover when required
Checking monthly timesheets of porter staff to ensure they correlate with leave records/agency invoice and inform the Accounts department to enable correct salaries are paid and on time
Attending resident meetings when required
Taking of minutes/typing up for any leaseholder meetings required
Budget preparation (alongside FM)
Section 20’s/mail merges, manage AST’s, lettings admin
Dealing with inventory clerks for check in’s and check out’s
Keeping all records of sub-tenants up to date
Quarterly AST inspections
Issuing keys, maintaining a key log and arranging for key-cutting
Dealing with compliance – booking and administration of annual Gas Safety checks, EICR’s and EPC’s
Lettings Marketing (portals such as Zoopla) and window cards for office

Skills and requirements

Confident using Microsoft Office (Excel/Word), Outlook and Internet required
Minimum 2 years’ experience of residential property management
Happy to enrol on further learning qualification (ARLA / ARMA)
Flexible with a hands on approach
